How much does a property manager cost in Georgia?
Real Property Management Excel offers two management plans:
- Leasing & Management at 9% of monthly rent,
- and Leasing & Management plus Protection at 12% of monthly rent (includes a discounted leasing fee plus coverage for tenant damage, loss-of-rent, and eviction expenses)
For owners who only need a tenant placed, we also offer a Lease Only service for 75% of one month’s rent. Pricing is upfront with no hidden fees.

Is there a guarantee if a placed tenant doesn’t work out?
Yes. The 9% plan includes 90-day resident replacement guarantee, and the 12% plan includes an 180-day resident replacement guarantee.
If a tenant we’ve placed doesn’t work out within that window, we replace them.
Is it worth it to use a property manager if I have only one or two rental properties?
For many single-property owners, yes – especially if you don’t live near the property, don’t have time to handle tenant screening and maintenance calls, or want to avoid the legal risk of getting Georgia landlord-tenant compliance wrong.
If you’re hands-on, live close by, and have time to manage tenant relationships and Georgia’s legal requirements yourself, self-management can work fine for a single property.
The trade-off comes down to how much your own time and risk tolerance are worth versus the management fee.

Does Real Property Management Excel work with out-of-state or absentee landlords?
Yes. This is one of our most common client situations, and having in-state representation is now the law in Georgia.
We handle everything on the ground (showings, maintenance, tenant communication, compliance) so an owner living elsewhere doesn’t need to manage day-to-day details.
Do I need a property manager for a rental in Newton County, Walton County, or Rockdale County GA?
